What is the internet service provider?
Internet service at 255 North is provided by Cox Communications or Verizon (limited availability).
Is parking available?
In our gated community, you'll have one covered assigned parking spot and plenty of open spaces for additional vehicles and guests.
Are there furnished apartments? What is included in a furnished apartment?
Our furnished 1- and 2-bedroom apartments include a full-size bed, two nightstands, a dining table with chairs, a couch, coffee table, desk with chair, and lamps (number varies by floor plan).
What is the guest policy?
Residents are welcome to have guests visit and enjoy the community with them. Guests may stay for up to 5 consecutive days and no more than 10 days in a month without written permission from the office.
Are there community events or social activities?
255 North hosts regular community events such as paint-and-wine nights, poolside mixers, and continental breakfasts with raffles and prizes!
Is this community pet-friendly?
Our community is pet-friendly with a two-pet maximum per apartment. Weight restrictions (50 lbs max) and breed restrictions apply. We also offer a dog park with a spa station and multiple doggy waste stations throughout the community.
Are there storage units or garages available?
Each apartment home includes a storage closet located next to the front door or on the balcony for convenient access.
Are there quiet hours?
Quiet hours are observed daily from 10:00 PM to 7:00 AM to ensure a peaceful living environment for all residents.
Is there public transportation nearby?
255 North is conveniently located near a Route 3 bus stop and within a 10-minute walk of the SunLink streetcar, making it easy to get around Tucson!
What monthly costs aren’t included in my rent?
Residents are responsible for:
- Utilities (Water, Sewer, Trash): $100 (1-bedroom), $110 (2-bedroom), $120 (3-bedroom) + $15 per additional resident
- Parking: $40/month
- Personal Contents Coverage: $5.50/person
- Resident Liability Coverage: $16/person (only if renters insurance is not provided)
- Pet Rent: $40/month (if applicable)
- Electricity: through TEP
- Internet: through Cox Communications or Verizon
Do we need Renter’s insurance?
Our company requires that all residents have $100k liability coverage. For your convenience, we offer a plan to fulfill this requirement. The cost for this plan is $17 per person per month (through 2026). You may waive this coverage if you already have liability insurance through another provider however, you must submit a copy of your policy for review so we can ensure it meets our property requirements. Opting out of plan coverage and submission of an alternative policy must be done within our portal https://portal.confirminsurance.com/s/.
We also offer Personal Contents Coverage (PCON) for $5.50 per person per month (through 2026). Though this is not mandatory, if you would like to waive this coverage you must opt out of the plan within our portal https://hra.confirminsurance.com/ppp-opt-out.
How long does the application process take?
The application process typically takes between 24–48 hours, depending on how quickly we receive all required documents. Our team will keep you updated every step of the way!
Does 255 North offer flexible leases?
255 North offers flexible lease terms ranging from 3–12 months. Contact the leasing office for more information.
When is rent due? How do I pay rent?
Rent payments are due on the first of each month and considered late on the third. You can pay rent through your Resident Portal or by personal check, money order, or cashier’s check.
What is included in the monthly rent payment?
Only the base rent is included in your monthly payment. Additional monthly charges will apply.
What can be submitted as a form of income?
We accept pay stubs (past 30 days), bank statements (past 3 months), W-2s, proof of school funding, Social Security income, a financial guarantee letter, or an offer letter. Talk to our leasing team if you’re unsure about your specific situation.
What is Boom?
Build your credit by paying your rent on time! Boom is a service that enables you to build your credit by simply paying your rent on time. This means no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and Boom will take care of the rest. Please let the office know if you have any questions!
What is an RV Index?
The RV Index is a risk score based on several factors. It is an innovative move in qualifying criteria used to screen and qualify applicants and guarantors. By using this inclusive index opposed to our prior practice, we take a step toward future industry standards of fair practice. Depending on your property, an RV index of 40 or 50 will need to be achieved. Instead of just credit score and income, the index looks at several factors such as:
1. Payment history on all trade lines
2. Ratio of rent to income
3. Ratio of debt to income
4. Collections
5. Ratio of positive to negative credit lines
